Nik’s Journey

At 18 the only things I wanted to do was build and fix things, and play guitar. As a mid-west millennial, all the adults in my life pushed the idea that if I didn’t go into debt for college and get a degree, I’d never make it anywhere in life. I never liked that idea so instead I joined the Marine Corps Reserve and worked construction for money to invest in real estate. Today I have over 15 years experience managing and flipping rental properties and doing as much as I can handle myself to keep the costs low and the quality high.

I've rebuilt decks, cleaned out gutters, rewired bathrooms, turned garages into something usable, epoxied countertops, reframed doors, fixed up window screens, swapped out plumbing, handled full rehabs, and everything in-between. I've dealt with great tenants and not-so-great ones, gaining firsthand insight into the time, effort, and frustration of poor turnovers. I started Micro Custos to address and offer services for this pivotal and often frustrating period.

Our name reflects our mission. Micro, a nod to our attention to detail and “micro” focus on specifically the turnover period. Custos is Latin for “Guardian” — reflecting my commitment to helping you protect your investment the same way I protect my own.


What Makes Us Different

Over-the-top attention to detail—Anyone who has been among the ranks of the Marines know that your early career experiences set you up excellently for a career as a janitor. Not just any janitor, but one who is overly focused on obtaining such a level of cleanliness that you can pass a white glove inspection in a building that should rightly be condemned due to mold. Junior Marines learn to be excellent at this thanks to field day and liberty inspections. I maintained a similar focus on my rental properties, ensuring that they are completely spotless prior to tenants moving in. This has always set both myself and most of my tenants up for success. On the turnover the tenants and myself knew the exact condition the property was in when they started their rental period.

Investor/Manager/Owner Experience—I own and manage my own properties so I know first-hand what goes into turning over a property from one tenant to the next. Through my own experience I learned how to be efficient and thorough to minimize downtown and maximize my investment value. I know where the shortfalls are, I know what projects tend to take the longest, and I know how to solve them quickly.

Experience as a renter—I’ve been on the renter side a few times and know how important it is to be treated fairly, especially when it comes to the security deposit. I’ve had bad landlords who’s profit model is built around uninformed tenants who; don’t know the local tenant and landlord laws, do poor property condition documentation on move-in and move-out, and who simply don’t have the bandwidth to fight unjust charges against their deposit. At Micro Custos, we prioritize good-faith transactions: thorough initial walkthroughs, detailed records, and transparent processes that make turnovers quick, equitable, and hassle-free for everyone involved.
