Move In Inspection Example
This is an example of a move-in inspection that was done for a 3 story house with a pool. The landlord left the house in a relative mess and fully intended on capitalizing on the tenant’s lack of documentation based on communication between her and the tenants. Based on this inspection and very thorough photo documentation at both move-in and move-out, the tenants were able to retain 100% of their security deposit.

Move-In Inspection of Property and Known Issues
Outside:
1. The wood railing around the front porch is deteriorating in multiple areas, with the worst rot observed on the lower baluster support portion. This decay affects both sides and the front of the porch. Numerous balusters are loose, broken, and detached.
2. The wood soffit exhibits signs of rot and paint chipping along the entire perimeter of the house.
3. A leak is observed at the gutter seam above the garage, with mildew growth evident.
4. The wood fence on the east side of the house is collapsing due to decayed support posts.
5. The gate hardware of the wood fence is barely secured, with signs of rot and difficulty in operation.
6. The wood fence on the gate side is loose in the ground and potentially rotting on the supports.
7. Many fence planks are loose, deteriorated, and have not been treated for several years.
8. The pool is missing numerous decorative tile pieces, some found in the yard and a few within the pool area. Gathered pieces are stored near the pump.
9. Stains are visible throughout the pool lining, indicating potential coating deterioration.
10. The pool railing is absent and appears not to be available.
11. The concrete finish around the pool is peeling and chipping.
12. The gap filler between the pool's edge and the surrounding concrete is deteriorating
13. Settling is observed in some portions of the concrete around the pool.
14. The pool cover screws that are not all operational, presenting tripping hazards and sharp edges. Some of the crews are missing.
15. Deterioration is noted in the pool cover's condition, with some small holes present.
16. The diving board's structural integrity is appears compromised and is deemed suitable only for use by children.
17. Pool chairs exhibit staining, dry rot, and deterioration. One chair has been put aside out of use to to its deterioration.
18. The mailbox is not securely attached to the post, and the post is loose in the ground. The mailbox was secured with a screw by tenant.
19. Two landscaping lights were damaged and left in the garage. Repaired lights and placed in the backyard by tenant.
20. The outdoor light mounted above the main floor double doors appears to be nonfunctional.
21. The outdoor light above the basement door is inoperative, and a second light is missing. The second light was located in the basement, batteries were inserted, and the light was reinstalled by tenant.
22. Paint on window framing is chipped and peeling, primarily noticeable at the base of the formal dining room windows.
23. The drainage pipe from the pool is cut halfway to the fence from the pool pump, and the remaining disconnected pipe descends down the hill.
24. Bricks and what appears to be tar paper are stacked in the southeast corner of the backyard.
25. Bags of sand and a tarp are left in the backyard, with some bags damaged and spilling.
26. A small tree is growing near the meter in the backyard. The tree was cut back at the base by tenant.
27. The pressure gauge on the pump was previously broken but has since been repaired by the homeowner.
28. The gutter above the double door on the rear of the house is sagging in the middle.
29. Possible damage to the leaf cover of the rear gutters at the top of the house, with what appears to be screening pieces protruding.
30. The paint or coating on the front porch is peeling in multiple areas.
31. The water hose roller, a light green garden hose, and the spray nozzle are rusted together and cannot be detached by hand.
32. The light green water hose has holes and leaks at both connections during use.
Main Floor:
Entry:
1. Gouges are present in the wood floor just to the left of the stairwell upon entry.
2. A stain is noted on the ceiling directly under the hallway upstairs bathroom, suggesting a possible leak from above.
3. The railing in the stairwell is insecure at the top of the stairs, with the top hardware piece detached from the drywall.
Office:
1. Scuffs are visible on the wall beneath the light switch and on the garage side wall.
2. Holes and slight staining are evident on the garage side wall near the ceiling, indicating previous wall-mounted installations.
3. A circular stain is found on the wall with a tree decoration, positioned slightly above and to the left of the tree.
4. Multiple pinholes and scuffs are present on the wall with the tree, particularly along the lower section.
Hallway Bathroom:
1. Scuffs and holes are found on the walls from previous decorations.
2. A water stain is observed on the tile behind the toilet.
3. The bathroom door appears warped, with the latch plate situated further into the bathroom.
4. Scuffs are noticeable on the vanity, with a square cutout adjacent to the toilet.
5. A cracked tile piece is identified at the base of the vanity.
Living Room off Kitchen:
1. Dark stains are evident along the walls and throughout the carpet.
2. The decorative wood covering on the fireplace wall contains protruding screws.
3. Pencil marks are visible on the garage side wall, likely intended for a TV mount.
4. A picture hanger is attached to the wall in the same location as above.
5. TV mount and lag bolt holes are present on the garage side wall.
6. Screw holes are observed along the top of the door that opens to the backyard, likely from a previous curtain rod installation.
Kitchen:
1. The refrigerator water line to the ice maker is leaking, causing water to accumulate and freeze in the freezer. The ice maker has been turned off by tenant, but a residual leak may persist at a reduced rate.
2. The refrigerator was unclean, with leftover food. It has been thoroughly cleaned by tenant.
3. The pantry door handle is missing on the inside. The missing handle was located and reinstalled by tenant.
4. The basement door handle was found to be loose. It has been tightened by tenant.
5. A cabinet door above and to the left of the stove has a loose hinge, causing it to fall. The screw securing it to the cabinet has been tightened by tenant.
6. The floor vent in the kitchenette/breakfast nook is damaged.
7. Bar stool chairs underneath exhibit damage, including cardboard support protrusion and missing decorative buttons.
8. Two small damaged spots are identified on the top-front portion of the stove.
Formal Dining Room:
1. Large scuffs are present on the west wall, extending from top to bottom. Gouges are evident at the top of the wall, possibly due to a previously hung wall decoration.
2. The window requires caulking around its edges.
3. A visible color difference is noted in the floor, indicative of a previously placed rug.
Formal Living Room:
1. The light switch appears disconnected.
2. Curtain rod supports are installed without corresponding curtain rods and lack even spacing above windows.
3. Holes are present in the wall above the windows, likely from the curtain rod supports.
4. Most dual electrical outlets are painted over, rendering four of them unsuitable for threeprong plugs due to paint obstruction. Three outlets have damaged faceplates.
5. Blinds exhibit minor scuffs and staining but are functional.
Garage:
1. The door frame into the house is damaged, with gouges and scuffs evident. The area has been painted over.
2. The door latch plate area shows signs of significant damage, which has also been painted over.
3. The door exhibits significant scuffing along with four drilled holes on the garage side, likely from previous mounting.
4. The upper cabinet shelf closest to the garage doors lacks middle support and sags under weight.
5. Stains are found on the garage floor in multiple locations.
6. Personal belongings left in the garage have been relocated to the agreed-upon storage space in the utility room by tenant.
Basement:
Living Room:
1. There is a large hole in the carpet from dog damage.
2. The door to the outside exhibits rot along the bottom frame, visible both from the interior and exterior.
3. Carpet near the exterior door is unsecured and frayed.
4. Carpet near the basement room is unsecured and has a large cut present.
5. Dark stains are observed in the carpet, especially near walls.
6. A loose vent is identified in the ceiling, with a large scratch nearby.
7. Scuffs and small gouges are present in various locations along the walls.
8. A curtain rod above the door lacks middle support. New middle supports have been installed after it fell from the wall during curtain opening by tenant.
9. Curtain rod supports above the door are not symmetrically placed.
Bathroom:
1. Towel hooks on the door have damaged the door frame upon contact.
2. Bubble spots are noticed on the ceiling, possibly indicating a leak similar to the staining in the entryway.
3. Minor scuffs are present on the vanity.
Storage Room:
1. A small leak in the drainage pipe above the door is evident.
2. A leak on the right side of the furnace unit is present. This was repaired by Yaw during AC maintenance. The condensation drain tube had a leak that was spraying the ceiling and then dripping down.
Basement Bedroom
1. Closet folding doors are unsecured, detached from the track, and fall when opened or closed.
2. The far closet door sticks and is difficult to open. The opening knob isn’t secured.
3. Vents are difficult to open and close.
4. Scuffs, pinholes, and various marks are present on all walls.
5. Outlets between the storage/utility area and bedroom do not function.
6. Holes are identified on the wall to the left of the aforementioned outlets, likely from previous hanging items.
2nd Floor:
Hallway:
1. Dark stains are apparent along the walls and carpet, as well as on the carpeted stairs.
2. Loose sections of carpet are observed on the floor.
Master Bedroom:
1. Dark stains are evident along the walls and throughout the carpet. Small holes and wear are visible on the carpet.
2. Holes on the wall above the windows suggest previous curtain rod supports.
3. Holes and marks on the wall indicate previous hanging decorations.
4. Mini-blinds are old, brittle, stained, and damaged, with limited drawstring functionality and missing retaining clips.
Master Bedroom Bathroom:
1. The towel rod is unattached and knocked down. It has been reinstalled in the same location by tenant.
2. Colored stains are present near the sink and mirror under a small shelf.
3. Small shelves on the wall are loose. These have been tightened by tenant.
4. The door does not latch properly and cannot be locked.
5. The shower door is stuck and detaching from the wall. Addressed by homeowner with a contractor repair.
Master Bedroom Closet:
1. Dark stains are evident along the walls and throughout the carpet.
2. Mini-blinds are old, brittle, stained, and damaged, with limited drawstring functionality and missing retaining clips.
3. Personal belongings left in the closet have been relocated to the agreed-upon storage space in the utility room by tenant.
Hallway Bathroom:
1. The tub lacks a drain plug or a means to seal it.
2. The door handle is loose.
Bedroom Across From Stairwell:
1. Dark stains are apparent along the walls and throughout the carpet.
2. Scuffs and pinholes are present on the walls.
3. Mini-blinds are old, brittle, stained, and damaged, with limited drawstring functionality.
Bedroom on Rear of House:
1. Dark stains are evident along the walls and throughout the carpet.
2. Curtain rod supports are loose. These have been tightened by tenant.
3. Mini-blinds are old, brittle, stained, and damaged, with limited drawstring functionality and missing retaining clips.
Bedroom on Front of House:
1. A blue, hardened liquid stain remains on the carpet in the closet. This has been partially removed through carpet cleaning by tenant.
2. Mini-blinds are old, brittle, stained, and damaged, with limited drawstring functionality and missing retaining clips.
3. Dark stains are present along the walls and throughout the carpet.
Additional Notes and General Remarks:
• A weed eater left behind for tenants was missing essential parts. There is a spring that allows the line spool to unwind when needed and a cover that contains the wire spool missing. The missing parts were purchased and installed on trimmer by tenant.
• The same trimmer contained tangled and wrapped old line. This has been detangled and removed by tenant.
• The lawn mower handle was loose and falling off. This has been secured with new bolts by tenant.
• Rust is observed on the bottom edge of the washing machine.
• Numerous personal belongings were left in the house and have been relocated to the designated storage area.
• The carpeting throughout the house shows evident wear and staining despite cleaning.
• Dark stains are visible along most walls in carpeted areas.
• The carpeted areas display sporadic patches of missing carpet.
• Thorough cleaning was required to address widespread dog hair.
• Baseboards exhibit dirt and scuffs in various locations.
• Walls feature scuffs and holes from previous hanging decorations.
